Community Rules

Please remember that you are staying in a residential complex governed by a Community of owners, which has certain rules and standards set up under Spanish Law to make communal living more pleasant. There are permanent residents living on the community and this is their home. Please be considerate at all times thank you.

NOISE- No unnecessary noise, particularly between the hours of 11.00 p.m. and 08.00a.m. with reference to the volume of TV's, music, loud talking on the terraces. Please do not drag furniture as the marble floors do transmit and magnify noise to those apartments adjacent to you. When using the Lifts and corridors to and from the apartment please keep voice levels down.

PETS- Dogs must be on a leash at all times. Dogs are not allowed in the pool or lawn area. Dog owners are responsible for cleaning any mess or excrement made by their pets. Dogs must not be left on their own on balconies or in apartments or be allowed to bark and annoy other residents. Stray animals must not be fed.

RUBBISH- All kitchen refuse should be taken in CLOSED plastic bags to the communal bins located by the main gate. The lids of the bins should be closed at all times to avoid smells, insects and mess from stray animals. Refuse must not be left neither outside apartments nor in the garage therefore causing a health hazard. The bins around the blocks and pool areas are for litter not household refuse.

SWIMMING POOL- (also take note of the notice boards around the pool)

• All swimmers are expected to shower before entering pool
• All children under 14 years of age must be accompanied by an adult
• Glass bottles and containers may not be brought to the pool area
• No one with any infectious disease or sores may swim in the pool
• Dangerous games or ball games may not be played in or around the pool
• Clear up your space on leaving the pool e.g. papers, plastic bottles, cigarette ends.
• Due to chemical cleaning no one may swim in the pool after 22.00 hours or when it is dark.
• Loungers provided are for the use of all they cannot be reserved. In the absence of the user the lounger can be used by anyone.
• For the safety of small children all gates to/from the pools must be closed.
• If using the sauna please remember to turn it off after use.

LAUNDRY- Sheets, towels or any washing may not be hung over the balcony.

PARKING- All cars if possible to be parked in underground parking area and only use the parking bay allocated to the apartment. If cars are parked in the road they should be parked on the side next to apartment blocks. Do not park cars opposite the underground gates, as the vehicles may not be able to enter/exit.

PEDESTRIAN GATE- For the safety and security of all please remember to lock the side gate and the main small gate after leaving/entering.

DAMAGE- Any damage caused by residents, renters or guests to any Paraiso property gardens etc. will be repaired and the cost charged to the owners of the apartment concerned. The Presidents decision will be final on any assessment

SATELLITE- Dishes must not be installed on the outside of terraces.
